A Home Showing Signs of Serious Settlement

A homeowner in Overland Park reached out to PierMagic after noticing several warning signs of foundation settlement around their home. The most noticeable issues were stair-step cracks in the brick exterior, gaps forming around windows, doors that were beginning to stick, and uneven flooring near one side of the home. What started as a few small cosmetic concerns had become a much larger issue that pointed to movement beneath the foundation.

After completing a full inspection, our team found that one section of the home had settled more than the surrounding areas. The affected side of the foundation was no longer being properly supported by the soil underneath it, which is common in areas with shifting clay soil, poor drainage, or repeated moisture changes. Our task was to stabilize the foundation, help prevent further settlement, and give the homeowner a repair solution they could feel confident in long-term.

Our approach

For this Overland Park project, our first step was to evaluate the full structure and determine where the foundation had experienced the most movement. We inspected the exterior brick cracks, checked the interior signs of settlement, reviewed drainage conditions around the home, and identified the sections of the foundation that needed additional support. From there, we created a repair plan focused on stabilizing the settled area instead of simply covering up the visible damage.

Our crew installed foundation piers along the affected portion of the home to transfer the weight of the structure down to deeper, more stable soil. Once the piers were properly placed and load-tested, we carefully stabilized the foundation and worked to recover as much of the settlement as the structure would safely allow. After the pier system was installed, the work areas were backfilled and cleaned up so the property was left in good condition.

The Results

By the end of the project, the settled section of the home had been stabilized and the homeowner had a clear solution in place to help protect the structure moving forward. The foundation was given the support it needed, and the visible signs of settlement were no longer at risk of continuing to worsen because of unsupported movement below the home.
